Underground utilities are what make a building work - water in, waste out, storm water managed. They go in before the foundation. They have to be right before anything gets built on top of them. Once they're buried, fixing mistakes is expensive.

Sanitary sewer

Gravity sewer systems for commercial and industrial sites. Mains, laterals, manholes, and cleanouts - all coordinated with the civil drawings.

Storm sewer

Underground drainage that moves water off the site and away from the building. Catch basins, inlets, storm mains, and outfalls. Paired with the grading work done during earthwork, storm sewer is part of a complete drainage plan.

Underground detention

For sites with limited space above grade, underground systems manage storm water below the surface. We install these as part of the overall utility scope.

Why one team on utilities and earthwork matters.

Utilities and earthwork go in sequence. Earthwork opens the trenches. Utilities go in. Earthwork closes them. When two different contractors own those steps, things go wrong. One crew finishes late. The other can't start. The schedule slips. Both point at each other.

We self-perform both trades. The same crew that grades the site installs the pipe. Trenches open and close on our schedule. There's no handoff. Problems get solved on the job - not through a paper trail.

For owners building through design-build or general contracting, this is built into the project plan from day one.

What gets buried has to be right.

Underground utilities don't get a second chance. A pipe that's off, a line that's too small, a system that doesn't drain - these problems show up after the site is paved and the building is open. Fixing them means cutting into finished surfaces and shutting things down.

We check alignments and grades before we close a trench. The inspection record is clean when we're done.

What to Expect During Utility Installation

STEP 01

Pre-construction

We review the civil drawings, confirm utility sizes and alignments, and coordinate with the design team before any trench opens. Issues get caught on paper, not in the field.

STEP 02

Installation

Pipe goes into grade. Every system gets inspected before backfill. We don't close a trench until the work is confirmed.

STEP 03

Backfill and compaction

Trenches get backfilled in lifts and compacted to spec. This step matters. Poor compaction under a slab or pavement is a problem that shows up later and costs more to fix.

STEP 04

Closeout

As-builts get documented. The inspection record is complete. You know exactly what's in the ground and where.

An underground utilities contractor installs the buried systems that make a building work: domestic water lines, sanitary sewer, storm drainage, and underground detention. This work happens after rough grading and before the foundation goes in. At KCS, the same team handles utilities and earthwork. That keeps the schedule tight and the handoffs short.

After rough grading is done and before the foundation is poured. Storm and sanitary systems go in first — they're the deepest. Water service comes later. The order depends on pipe depths and the civil drawings. We build this into the site schedule from the start.

No, we do not work as a subcontractor. Our utility work is either a stand-alone KCS project or part of the overall scope on a project we are already building.

Sanitary sewer carries waste from the building to the municipal system. Storm sewer carries rain and runoff away from the site. They are separate systems. They never connect. We install both.

It's one of the most expensive mistakes to fix. A pipe that's off grade, a line that's too small, or a bad connection means cutting into finished surfaces to repair it. We check grades and alignments before we close every trench. The inspection record is clean when we leave.
