Koehn Construction Services completed the full restoration and adaptive reuse of a 137-year-old, three-story masonry building in downtown Fort Scott, Kansas. Vacant for nearly 40 years and damaged by two fires, the building had deteriorated to the point that the roof and interior floors had collapsed — only the historic masonry exterior remained standing.

What does a commercial contractor do?
A commercial contractor manages the construction of business facilities - retail, office, industrial, mixed-use, and more. That includes hiring and managing subcontractors, tracking budget and schedule, handling permits and inspections, and serving as the owner's main point of contact through the build. At KCS, we also self-perform key trades - earthwork, concrete, and site utilities - which gives us more direct control over the work that sets the project's pace.
How do I choose the right commercial contractor?
Look for three things: relevant experience in your building type, self-perform capability on key trades, and a track record of finishing on time and on budget. Ask for references from past clients - not just project photos. A contractor who's done similar work and has clients willing to vouch for it is a good sign. What's the difference between design-build and general contracting for a commercial project?
Design-build brings KCS in before the design is done. We coordinate the design and the construction under one contract. General contracting means your design is complete and you need a contractor to execute it. Design-build typically saves time and provides more cost flexibility early. General contracting is a cleaner path if the drawings are already finalized.
