Exterior: Composite accent siding boards and a TPO roof system with flute filler installed between existing standing seam roof panels.

MPAC Aviation Services partnered with Koehn Construction Services to convert a former O’Reilly Auto Parts building into a modern, purpose-built facility. With over 40 years of experience in the aviation industry, MPAC is guided by the mission to serve our customers the way we want to be served—a value Koehn shares in helping clients achieve their goals through creative building solutions.
The project included full exterior and interior renovations as part of a complete design-build approach. We installed a new TPO roof system, Masterline 16 wall panels, and redesigned the front façade for a more modern appearance. Interior updates included new office space, a clean room, a small warehouse, and fully renovated areas such as the reception, restrooms, and employee kitchen. To support the structure, we demolished the neighboring building, removed the stem wall, reinforced the shared steel barrier, dug a trench near the parking lot, and removed the existing brick base.

Koehn Construction Services completed our project on time and on budget. Every aspect, from initial design to completion, was exactly as anticipated. Koehn took an old abandoned building and turned it into an awesome workplace that is functional and beautiful.

MPAC Aviation Services is an engine accessory overhaul service for small to mid-sized turbine engines. They had outgrown their existing office and warehouse space and found a vacant building large enough to meet their needs.

Before construction could begin, Koehn Construction Services performed a complete utility system overhaul, including new sewer and water lines from the building to the main. The existing floor plan did not meet the client’s requirements, so all interior walls were removed and replaced with metal stud framing to better suit a commercial layout. The entire building received new HVAC, electrical, and plumbing systems. MPAC Aviation Services then contracted Koehn Construction Services to finish out the space, and the team successfully delivered a facility tailored to their operational needs.
